Leasing has several steps that need to be properly managed and documented to not only protect your investment but also your liability. Pristine Properties can assets in the application / approval for new tenants, contracts and deposits. The Tenant staying current on monies, managing the tenants expectations and the keeping the property in a rental condition within the contractional agreement.
We conduct ingoing, routine and outgoing inspections depending on the clients needs. An ingoing inspection is done when a new property is put under our management to help determine if the property has poor conditions, conditions required to be modified before closing or conditions that are beyond repair. We may conduct routine property inspections while tenants are occupying properties. The purpose of these inspections are to see if the property is being properly maintained as well as to keep the homeowner informed as to the condition of their property. An outgoing inspection will occur with tenant turnover.
We have seen owners try to to be landlords, try to handle all the property maintenance theirselves and even play lawyer with the contracts. It often cost you more in the end and the legal rights of a tenant are very favorable to lease if the proper steps and documentation is not followed.
